Just the mere mention of the word “termite” makes most homeowners cringe, but the truth is when it comes to termites in South Florida, it’s not if, it’s when. Knowing what to do when the inevitable happens could save you thousands of dollars and countless hours of internet searches.

Many home buyers choose to have termite inspections done before purchasing a new home. This would be in addition to the customary 4 Point Inspection and Wind Mitigation Inspection required by homeowner’s insurance companies in Florida.

Do I have termites?

There are some indicators homeowners can look for if they are concerned about termite infestation. Here are a few signs to look out for:

· Droppings that look like saw dust on the corners of windowsills, doorways and cabinets.

· Termite wings by windows and doorways or on tabletops, counters and bathrooms

· Visible damage to exterior wood like fascial boards

· Swarms of termites flying near exterior lights

The best way to confirm you have termites is to have an inspection done by a reputable pest control company. The inspection is a free service and generally can be scheduled within 24 hours of contacting the company.

What are my options if I do have termites?

If a pest control company confirms you have termites, then you have a few options for treatment. The most affordable option is to spot treat any areas where termites are found. While this is the most cost-effective way to treat, it is also the least effective treatment and often results in homeowners needing additional treatments in the future.

The best option for treating termites is to tent your home. The majority of pest control companies offer warranties for two years after treatment offering homeowners peace of mind. However, there are many downsides to tenting which can get costly and requires homeowners to leave their home for several days.
