What paperwork do I need to sell my home?

Preparing to sell your home can feel daunting. Getting organized, decluttering, staging, home repairs…it’s a lot. As a mom of three, I know firsthand how emotionally taxing and stressful it can be to sell a home, especially when there are kids in the mix. And as a Miami Realtor, I know how exciting and profitable it can be to sell your home once you have properly prepared to let you home shine and bring all the buyers to your yard.

Today we are going to talk about the documents you will need to sell your home.

Buyers and agents are going to ask a lot of questions, so start digging out the paperwork now:

· Mortgage Details

· Tax Bills

· Utility Bills

· Renovation Details

· Warranties

· Survey

· HOA/Condo information

If you have any history of your septic system or well, include that too. The more information you give to a buyer that easier it is for them to fall in love with your home.

In addition, out of town buyers are having to make quick decisions due to the pace of the market, the more information you can give them to make a confident offer the better your offers and quality of buyers will be.

Have your agent prepare your seller disclosure for buyers to approve and if you plan to have a pre-inspection done, this is a good time to decide if you are going to share that with buyers (you should in this market -we will cover that later). Put all this information in a pretty little folder, in the MLS supplements (as appropriate) and on the property website so buyers and agents can review when they walk through the home and while house hunting online.

Even if you aren’t planning on listing your home for sale, it’s also good to have important files organized as we prepare for hurricane season, in case of emergencies or should you have to make a claim on your homeowner’s insurance.
